If you are unsuccessful in finding room for both and opt for the planer I could fine room for the saw....

Just put in a bridgecrane and hang them from the ceiling. Lower them to the floor when needed.

Considering I can hardly move around in my shop now because I still have to share it with the snow blower as well as some stuff my wife stuck in there, I wouldn't be able to get either of these machines in let alone both of them.
If you're interested in railroad stuff and especially Civil War era railroading, you need to visit the B&O museum.
