View Full Version : Final Chapter of the leaky room - Help please.

Many will recall the leaky garden room thread from sometime back.

Well after $1,500 to a restoration company to pull it apart and countless hours of research, I filed a law suit against the contractor and we settled out of court.

Now for the final chapter of the story to get the leaks fixed. I am considering doing the work myself with some hired help. Looking for your advice on the best way to do this. Removing the windows is not an option.
Here is what I think should be done.
Remove the cedar boards around the windows.

Remove the flashing tape.
Remove the nails from the window flanges.
Squirt silicone between the flange and house wrap to fix this:

Apply new flashing tape.
Apply new boards with ¼” gap
Apply backer cord
Apply caulk
Paint
Questions:
The drip cap was installed above the cedar boards. Does this need to be moved to above the windows? Not sure how this could be properly done now because of how Anderson says the house wrap should be sealed over the drip cap.

Is silicone the best product to squirt between the frame and house wrap?

1. Use wider flashing tape. That looks like very narrow tape they used.
2. Use better flashing tape. That looks almost like duct tape.
3. Install drip edge directly above windows.
