Been helping my son rehab a house to flip. 1700 sf ranch built in 1990 in a nice sub, but two PO's who really didn't take care of it and so my son and his GF bought it in foreclosure from the bank. Interior rehab is almost done, they (we) gutted the kitchen and master bath and went somewhat upscale with decent cabinets, fixtures, tile and granite tops. Had all the oak floors refinished. Rearranged some walls in the basement, put in an egress window and added a downstairs bedroom, as the PO did add a full bath there. His GF did all of the interior painting except for me spraying (airless) 35 new 6 panel doors (many of them bifold closet doors) and the bead board wainscoting in the large basement rec room.

Big hailstorm last summer hit over a thousand houses including mine and this one, but the bank didn't fix the roof or damaged vinyl siding, so they had the roof done as soon as they took possession (a requirement of the insurance company). I live 3 minutes away so it as easy for me to swing by and spend a few hours a day helping with electrical, plumbing, hanging doors and so on. Now on to the outside. I presumed he would have the siding done, but quotes started at eight grand, so they decided to go it alone. He is an ironworker so is used to hard work. Me, not so much. Of course we start it during a Michigan heat wave with temps in the upper 80's, and it hit 90 today. So Saturday we tear off the siding on the "chimney" and most of the OSB is rotted. House was built before the requirement to wrap.Trip to HD for 10 sheets of OSB and 5 pounds of nails as well as to the local rental place for 3 lifts of scaffolding. We did get help Sunday from one of his work buddies that does roofs and siding on the side. After three days on this project I now know how to wrap a house, tape all of the openings, install vinyl J channel and other miscellaneous trim and of course the easy part, hanging the vinyl siding as well as how to set up and tear down scaffolding. I am the one on the scaffolding. End of day three (Labor Day) we got the chimney finished and the scaffolding back on the trailer for return tomorrow morning. I am hoping that with two evenings of work this week we can finish the back side of the house.
