Got an old drain tile system in the basement that was put in sometime during the early 1950's It 's located on the East and North sides of the Basement. That part is dry. There is also a diagonal drain running to the Southwest corner of the Basement where the drain leads into the sump pump. Do Any of these old drains work ? Have no idea. since the diagonal drain end was chopped off when the new sump pit was installed about 10 years ago.

So, anyways, the problems lies in the East wall , South wall and a portion of the center of the basement. Got no gutters on the East side of the house because the prior owner installed the furnace pipes in the flat roof part of the Attic and no matter how tight we wrapped the pipes, blew in the insulation and ventilated the flat roof part of the house, we still have ice build up . Had the outside drain tile around the house installed , but that is not solving the problem. I was told that the house foundation is basically sitting on an underground lake of water and that is why water keeps seeping up from under the floor and why the basement is so humid.

I was thinking of adding an interior Basement drain channel / tile system along the East wall , where the leak is also along the Bilco door entrance and a drain channel along the South side of the Basement wall.

Any idea as to the cost of this ? The Basement is 34 feet x 34 feet.

Thanks,

Clarence.
