I have 2 1/4" red oak flooring. A few years back I rented a drum sander and sanded the floors down. I had trouble with the edger and there are a few places where I didn't get all of the swirl marks out so it showed up once I got the finish on. I used minwax semi-gloss poly. I am not very happy with how it turned out then or how it looks now. In the past few years we have scratched it up with our dogs and a 1 year old running around throwing toys onto the floors.

We are trying to prep the house to sell right now I am trying to figure out how I can spruce up the floors a little bit. I was thinking I could buff out the floors with wax and make them shine. I hate to say this but....I am not really concerned about the next owner. It is the middle of winter right now so opening up the house and putting down another finish is not really an option although maybe a waterbased gloss poly which doesn't smell would do the trick...

Any other ideas out there?
